How the Portal Works

Create Your Account

You'll receive an email invitation from us when your lease is active. Click the link to set up your secure portal account with your email and a password of your choice.

Pay rent, view statements, submit maintenance requests with photos, and access your lease documents — all from a single secure dashboard, on any device.

Resident FAQ

Common Questions

Rent is due on the 1st of each month. A grace period applies through the 5th — after which a late fee will be assessed per your lease agreement. We recommend setting up autopay through the resident portal to avoid any late fees.
Log in to your resident portal and click "Maintenance" → "New Request." Describe the issue, add photos if possible, and submit. Our team will review it and follow up within 1–2 business days.
In your resident portal, go to the Payments section and select "Set Up AutoPay." You can link a bank account (ACH) or debit card. AutoPay will automatically charge your rent on the 1st of each month. You can cancel or update it at any time.
We allow up to 2 pets per unit (dogs and cats). A $250 nonrefundable pet fee per pet applies. Some breed restrictions may apply — contact us before bringing a new pet to your home. Pets must be registered with us prior to move-in.
Please provide written notice at least 30 days before your intended move-out date (check your lease for the exact required notice period). You can submit your notice through the resident portal or by emailing upwardlease@gmail.com.
We'll reach out 60–90 days before your lease end date with renewal terms. If you'd like to renew, you can e-sign your new lease directly in the resident portal. If you have questions about renewal pricing or terms, give us a call and we'll walk you through everything.
Please refer to your lease agreement or Welcome Packet for clarification. Renter's insurance is required for all of our communities and must be active prior to move-in and maintained throughout your entire tenancy.
